Construction works on the 'Les Emeraudes' luxury apartments project have started in the Brussels municipality of Woluwe-Saint-Pierre. Before even the first stone was laid, 70% of the flats had already been sold.
Antonissen Development Group is starting the project's construction on Avenue Edmond Parmentier, responding to the increasing ageing population in Brussels' richest municipality.
"The population of the municipality is getting older, and this also shows in our sales figures," said CEO Sven Potvin. "Once the children are out of the house, more and more people choose to swap their villa for a comfortable, energy-efficient flat."
According to the most recent figures, almost 30% of residents are over 60. Many of them still live in spacious villas or mansions. 'Les Emeraudes' aims to respond to this demographic shift by offering modern, compact and energy-efficient flats.

"We find that the demand for new-build flats in this region is rising sharply due to the ageing population. In Woluwe-Saint-Pierre, one-fourth of the inhabitants are between 45 and 64 years old," said Sven Potvin, CEO of Antonissen Development Group.
"As soon as their children live on their own, older residents like to trade their suddenly oversized homes for a place where they can grow old comfortably, safely and without worries," he said.
The design of Les Emeraudes puts full emphasis on openness and accessibility: large windows, wide doorways and barrier-free transitions ensure a comfortable and pleasant living experience. Additionally, the project focuses on energy-efficient solutions such as solar panels, heat pumps and advanced insulation.

Located between the Sonian Forest, the Mellaerts ponds and Parmentier Park, the project offers peace and nature, while the centre of Brussels is only 7 kilometres away. Mobility options are also optimal: a Mobiscore of 9.3 out of 10 confirms its accessibility by public transport and proximity to shops and sports facilities.

Prices start from €485,000 for a one-bedroom flat and up to €1,525,000 for a penthouse. 70% of the units have already been sold. Completion of Les Emeraudes is scheduled for autumn 2026.
