Over 15% more mortgage loans granted in second quarter

In the second quarter, approximately 55,000 mortgage loans were issued, amounting to a total of around €10 billion, excluding refinances, indicating a 15.7% increase in the number of credit agreements compared to the same period last year, according to the banking federation Febelfin on Wednesday.

The number of credit applications rose by about 7.7% in the second quarter, excluding refinances, compared to the same period in the previous year. The requested amount during this time also increased by about 16%.

“The ongoing increase in credit applications confirms the recovery of the mortgage market in the first half of 2025,” stated Ivo Van Bulck, Director Retail Credit and Savings at Febelfin.

“Thanks to fiscal incentives in some regions and stable interest rates, prospective buyers have regained confidence and taken steps towards purchasing.”

The average amount borrowed to purchase a home slightly decreased to approximately €211,000 in the second quarter of 2025. Meanwhile, the average for a construction loan rose to €250,000. The average renovation loan also increased compared to the previous quarter, reaching €75,000.

About 93% of borrowers selected fixed-rate loans or variable rates with an initial fixed-rate period of at least 10 years. Just over 2% of borrowers opted for loans with interest rates that vary annually.
