Real estate sales in Belgium have surged by 16.7% over the past six months, according to the latest report from the Federation of Notaries (Fednot). The average price of a residential house has increased by 5.1%.

Sales growth was evident across all three regions of the country, with Flanders experiencing the most significant increase at approximately 18.2%, followed by Wallonia with a 16% rise, and Brussels with an 8.6% rise.

The resurgence in the number of sales was particularly noticeable in the north of the country compared to Wallonia.

Renaud Grégoire, a notary and spokesperson for notaire.be, noted that the growth cannot be solely attributed to reforms in registration fees or the availability of a 3% tax rate for purchasing a sole residential property in Wallonia.

The real estate market was most active in the Walloon Brabant (+26.9%) and Luxembourg (+19.8%) provinces during the first half of 2025 compared to the same period in 2024, followed by Namur (+16.8%), Liège (+16.2%), and Hainaut (+11.3%).

A residential house in Belgium cost an average of €346,648 in the first half of the year, reflecting a 5.1% price increase from the 2024 annual average.

In Brussels, the average house price rose by 1.2% to €576,763. In Wallonia, the price reached €270,627, marking a 13.4% increase from 2024.

Renaud Grégoire observed that in the first three months of 2025, house prices in Wallonia had surged by 17.8% before later declining.

The most expensive houses in Wallonia were found in Walloon Brabant, averaging €444,902 in the first half of 2025, a 6.7% increase from 2024. The cheapest houses were in Hainaut, priced at €216,837.

For apartments, the average price in Belgium was €271,994, a stable change from last year (+0.2%). In Wallonia, apartment prices increased by 3.9% to €206,297. In Brussels, the average apartment price increased by 1.5%, reaching €295,068. In Flanders, the average price decreased by 0.4% to €281,541.

The most expensive apartments in Wallonia were in Walloon Brabant, with an average price of €262,403.

The average age of individuals purchasing a house in Belgium during the last semester was 38 years. In Flanders, the average buyer was also 38 years old. In Wallonia and Brussels, buyers were slightly older, averaging 39 and 41 years, respectively.

The average age of apartment buyers in Belgium was 42 years old. In Flanders, apartment buyers averaged 43 years, while in Brussels, they were 40, and in Wallonia, they were 44 years.
