Anyone who has always dreamt of owning an island is now in luck: a Belgian is selling his private island of Lavrec, just off the coast of Brittany in northwestern France.

The Belgian – whose identity is unknown – bought the estate in 2017 and has now put it up for sale at Sotheby's International Realty for €2,310,000. "He is reluctantly selling it today for personal reasons," Peter Bos of Sotheby's stated.

The island in the Côtes-d'Armor department is reputed to have been home to the first monastery in Armorican Brittany. It consists of two parts and spans ten hectares in total. It is 400 metres long and 300 metres wide. Of the ten hectares, six are up for sale, including a dilapidated house of about 150 m2 in need of major renovation.

At low tide, it is possible to walk to the nearby larger island of Bréhat in a few minutes and pick up a freshly baked baguette in the morning. At high tide, the boat must be taken. The island also has small coves and a private pontoon.

The rest of the island belongs to farmers and heirs who can barely access the island because it is enclosed, Bos noted. "Access is only possible via your private pontoon. So this is a small paradise on earth, isolated without being lost."

The estate's 150 m2 house is in need of "complete renovation": currently, only the walls are still standing, although the photos date back to when the roof was still intact. "So you get a bit of an idea of what the whole thing might look like after renovation," the real estate agent added.

Despite its dilapidated state, Bos says the island is already attracting the attention of potential buyers – mainly entrepreneurs drawn in by its exceptional location.
